Property Manager

This is a Full-time position in Medford, OR posted February 10, 2021.

nnThe Community Manager will administer and maintain all phases of community operations to include personnel functions, leasing, community maintenance, monitoring market conditions, budget control, advertising, and resident relations.

Housing is included in this position .

nn nn n nn nn Property Manager Accountabilities nn Identifies and addresses issues associated with a supervisory position.

Hires, trains, coaches, and evaluates on-site employees.

Takes appropriate disciplinary action in response to insubordination, misconduct, and lackluster performance.

Provides clear and concise instructions for effective management of on-site staff.

Develops an integral team that effectively sells the quality and professionalism of the company.

Responds promptly to employees/customer’s needs and concerns.

Performs a variety of duties associated with payroll/financial reporting and monitoring.

Reports or offers recommendations for community capital improvements or repairs, the development of job specifications, bid acquisitions, contract developments, and negotiations, etc.

Reviews renewals and prepares budget increase recommendations according to the operating budget and market conditions for the community.

Prepares and follows guidelines of community operating budget, and makes recommendations for ways to maximize income and minimize expenses.

Performs a variety of duties associated with leasing/marketing and community functions.

Understands and complies with state landlord-tenant law and Fair Housing laws and standards.

Monitors maintenance activities to ensure resident requests and preventative maintenance programs are being performed according to company standards.

Makes recommendations and oversees the editing of the community newsletter.

nn n nn nn Job Qualifications nn Minimum Education: High School Minimum Experience: 2 Years of on-site management Minimum Field-of-Expertise: Residential or commercial management experience, including supervisory responsibility.

Preferred Field-of-Expertise: Sales/multi-family leasing experience Bilingual Spanish is encouraged to apply.

Construction and/or Lease-Up knowledge preferred.

Yardi Accounting Software a plus, but not mandatory
