This is a Full-time position in Bend, OR posted February 22, 2021.

Summary/objective

The Superintendent is responsible for all on-site activities of the construction project including safety, quality control, coordinating trade partners, material, and equipment, ensuring that specifications are being followed, and work is proceeding on schedule and within budget.

  • Assist with the scopes of work, bid package development and help solicit subcontractors and suppliers
  • Responsible for the development of the site utilization plan
  • Assist Project Manager in the development and coordination of the Loss Prevention and Quality Control program
  • Review submittal log
  • Participate in subcontractor project orientation meetings
  • Review all submittal data and shop drawings to ensure project schedules are expedited and materials are delivered on time
  • Schedule and manage all preconstruction meetings
  • Responsible for daily reporting
  • Work with project manager to ensure project cost control
  • Work with project manager to create and maintain the project master schedule
  • Responsible for 3 week look ahead schedules
  • Review change documents to subcontractors/suppliers and assist in collecting pricing and/or preparing change proposal requests for internal pricing review
  • Oversee performance of all trade partners and review architectural and engineering drawings to make sure that all specifications and regulations are being followed
  • Management of Pahlisch Commercial site personnel specific to the project
  • Perform on-site inspections of the various subcontractors work to ensure that the level of quality is in compliance
  • Assist in maintaining records of job changes, including option orders and purchase orders
  • Assist in managing and maintaining safety and housekeeping procedures
  • Assist in the evaluation of subcontractors and product performance
  • Assist in the maintenance of a clean job site for sub-contractors
  • Manage building inspection process, customer concerns, and relations
  • Strong understanding of commercial building codes and the ability to build in accordance to code
  • Build effective working relationships with building officials
  • Coordinate with Property Management Team regarding quality and walk trough preparation of buildings/units for move in
  • Ability to effectively manage oneself and others in conflict situations

Qualifications

  • Bachelor Degree in Construction Management or Civil Engineering preferred
  • Proven track record of outstanding customer service and performance
  • 10+ years minimum experience in commercial construction, 5+ years specific to multi-family
  • Excellent oral and written communication skills
  • Excellent organizational skills
  • Strong work ethic with a high level of integrity both in and out of work environment
  • Able to lead a team and work in a team environment
  • Ability to work full-time outdoors in year-round weather conditions
  • Reliable transportation
  • Ability to work extended hours as needed
